In my opinion, there are a lot of factors that have to be done correctly in order to make a good AvP film. Some just from the top of my head are;.

1) Setting: The important thing is setting. Alien has that with an established ambience and environment - you know when you are watching an Alien movie. I honestly think if studios and filmmakers create a solid alien story on a colonized planet with the addition of an hostile environment and harsh terrain with storms like we've seen in both Prometheus or Aliens, and therefore allowing this environment itself to become a character in the film.
2) Predator: Being smart about how and when to show Predator and using him sparingly. Let the audience feel as if he's watching and observing and make sure to use the terrain, the setting and the planetary storms to create tension and suspense. Use the camera, focus the lens on these areas of terrain and of the storms, even if there is nothing specifically shown on screen, the camera focusing implies a cloaked predator is there watching. Only reveal predator when he's ready to strike and only when least expected. Make it quick, precise and let him stay cloaked until the end. As a filmmaker study the hunt, the timing, patience and mannerisms of p1 and p2.
3) Lore: Follow and study the lore and the film/ camera techniques of P1, P2 and the Alien films. This is paramount to get the movie to feel legitimate.
4) Studios/ producers: Most important and probably the most difficult, convince the studio and producers it isn't a monster versus monster movie. As much as they want this, convince them not to add a bigger badder version of either Alien or Predator, no mutations or alterations. Stick to what is already there for them. Convince them not to make it all action and to let the films pacing, story and ambience carry it.

Then I think it could be good.

I would like to see an avp movie with only one alien and one predator. The movie should be at least two and a half hours long and it would take place in the future.

This is how the movie would go:

First act: predator
The movie starts with a ship flying through space and dropping something on a planet, but it's not a predator ship, it's a weyland ship.

We then see that the ship dropped an escape pod with guns and cryotubes full of people who don't remember how they got there.

We would then follow a character, that would act like dutch, that tries to be a leader, but then becomes overwhelmed when a predator starts hunting them.

Second act: alien and alien vs predator
The group of survivors tries to kill the predator in a trap, but it fails horribly and they all find themselves separated in the chaos.

As we cut back to the main character, he starts coughing and choking as a chestburster erupts from his chest and scurries into the forest.
We then see the predator find his body, then it starts scanning the area and goes back to its ship when it realizes that it might not be prepared for what just came out of that body.

We then see the survivors regrouping and resting for the night, as it cuts to the chestburster wriggling on the ground as its back splits open and we hear a screech, as the sun starts rising.

We then focus on the slowly dwindling group of survivors, as they are slowly picked one by one as the alien targets them.

Then it would be revealed that one of the survivors was an android and that weyland intentionally sent them on the planet with an infected member to study if one alien could create a hive on its own.

We then return to the predator in its ship communicating with its leader and informing it of the presence of the alien, we then see a sort of ceremony as the leader and the hunting party prepare the main predator for the most important hunt in its life.

As it steps of the ship, it then looks toward the sky as the ship flies away.

The focus would then be on the ultimate hunt as the predator and the alien are trying to out smart each-other.

Third act: alien vs predator vs weyland

The survivors would find some way to communicate with the outside world, to find a way off the planet, but would only end up informing weyland of a new potential organism to study.

A troop of Weyland commandos would then arrive on the planet as the predator and the alien would then massacre them, while also trying to kill each-other.

The last survivors would then hijack the commandos ship to escape the planet, while the massacre is ongoing.

We then reach the climactic battle as the predator and the alien face-off one last time.

I really want the last fight to feel like both of them could die at any moment, until the predator, who is covered in open wounds, finally kills the alien and takes his rightful trophy.

As its ship comes back, we see all the predators on the ship bowing with honor as they celebrate their fellow hunters victory.

We see the survivors one last time as it's revealed that weyland is tracking them, as a potential sequel tease.

And that's my pitch.

Also, the predator would be on the planet hunting before the weyland escape pod arrived on the planet, because the survivors would find dead animals, that are skinned or missing their skulls.
