I thought it might be by a fan.  It's a great way to bring these unused scripts to life.  Just wish he had completed it!!

Too bad Dark Horse never adapted it into a comic.  Hell, they gave us The Star Wars from George's early scripts, so why not a comic adaptation of Gibson's Alien 3?
